The site was an existing small garage in East London on which a five storey steel framed apartment block was to be erected
Bennington Green were appointed by the bank to carry out the Bank monitoring role which involved checking the design, and costs of the project and monitoring and reporting monthly on the progress and costs. The project was successfully completed and the apartments let for social housing despite the fact that this project was commenced at the height of the recession.
Bennington Green were also commissioned to provide party wall awards. The project, was in an extremely confined site with five party wall awards all successfully agreed. The project went ahead without a hitch.
One of the adjoining properties was in a poor state of repair. Bennington Green provided advice and a crack monitoring service to ensure that there was no deterioration in the property.

Project Description: Completion of High Quality Apart-Hotel

Bennington Green were appointed by a Beverly Hills based client to survey the structure and mechanical services of the partially completed project following the architects / contractor walking off site. We then provided expert evidence in a dispute between the client and the architect / contractor in both the Construction and Technology Court and in Adjudication.
Bennington Green were also appointed to project manage the completion of the project. This involved the removal of defective works replacement, redecoration and the fit out works. We kept the client appraised of costs, and managed the completion of a high quality fit out within the budgets given. We prepared contract documents and negotiated with the contractor on a partnering basis as the full extent of the works could not be established prior to commencement. The project was successfully completed to enable the apartments to be let.

The contractor was awarded the design and construction of Cirrus Court, Aviation Park Bournemouth by Manchester Airport Developments Ltd. Cirrus Court is a development of fourteen light industrial units with mezzanine space above.
Bennington Green provided full design coordination services including the provision of building regulations drawings. Working construction drawings and as-built drawings were also supplied as part of the professional services package.

Project Description: External Redecorations of 1930's Art Deco Block of Flats

Bennington Green provided full contract administration services for the external redecorations of San Remo Towers on behalf of the management company at the block.
In conjunction with ICI we prepared a detailed tender specification for the paint system as the block is located in a very exposed marine location.
During the contract phase, our team undertook intensive inspections of the painting activity to ensure full compliance with the contact specification.
We also provided CDM coordinator services for the project which was particularly hazardous due to the large amount of high level working.
The project was completed within the required constraints of time quality and budget and no health and safety incidents were reported.

Project Description: Refurbishment of 4 Storey Property into Serviced Appartments

Bennington Green were appointed to provide full design and contract administration services for the complete refurbishment of a four storey property in Chelsea, London into luxury serviced apartments.
Layout designs were agreed with the client a Building Regulations drawings prepared. Our role as CDM coordinator was particularly important as the building contained asbestos which needed to be removed as part of the construction contract. Our detailed pre-tender health and safety plan identified this as one of the hazards on the project to be taken into account at tender stage by the contractors.
The project was completed in accordance with the pre-agreed constraints of time quality and budget and was completed in time for the end of year letting season.
Bennington Green promoted a partnership philosophy between all parties to ensure creative and proactive attitudes towards both the particular constraints of both time and budget without compromising on quality.

Bennington Green were involved with the project from inception to completion, having originally provided a feasibility study. Our overall service provision included full design and contract administration for the extension to the canteen, An outline design was prepared and procurement advice provided during the early stages to enable the school to make an informed decision about the best procurement route to take. A traditional approach was adopted requiring Bennington Green to prepare a fully detailed design and specification including submission of planning & building regulation applications.
A competitive tender process took place and the selected contractor completed the project crucially in time, on budget and to the required quality.
Bennington Green also provided CDM coordinator services for the project.

Project Description: Refurbishment of Toilet and Shower Block

Bennington Green were appointed to provide design, cost planning and contract document preparation services for the complete strip out and refurbishment of the marina washroom facilities on Poole Quay.
Our design service included the full mechanical and electrical design which we subcontracted to our regular M&E sub-consultant. The advantage of this approach was that the client only had to deal with one consultant and design responsibility could be clearly identified.
We worked closely with specialist wash room suppliers in the design process and always kept the client at the centre of the process. This approach rendered a facility at the end of the project that fully met the client requirements.

Project Description: Extension of Light industrial unit at Ferndown Industrial Estate

Bennington Green were appointed to project manage the extension of an industrial unit in Ferndown to provide extra space for an engine testing facility. Our involvement extended from inception through to completion including the management of the defects liability period. We also acted as CDM coordinator for the project.Our early appointment by the client provided sufficient time to investigate the best procurement route for the project and due to the fact that a large element was a steel shed it was agreed that the detailed design should be undertaken by a specialist contractor.
We developed a detailed design brief with the client which was then expanded into a performance specification with the tender documentation. Four contractors were invited to tender and from the detailed tender analysis a recommendation was made for appointment.
During the construction stage, Bennington Green provided contract administration services including the certification of payments due to the contractor.
The project was completed in line with the pre-determined constraints of time quality and budget and just as crucially no interruption was caused to the ongoing day to day operations of the facility.
